Real Life Case Study : IT professional invests in new home through shared ownership at Merlin Court

Erwin, 45, is the proud owner of a brand new apartment in Merlin Court, part of the Blackheath Quarter neighbourhood in Kidbrooke Village, which he purchased through shared ownership with Moat. With the end of the tenancy on his apartment on the Isle of Dogs looming, he decided it was time to put his savings to good use and invest in a new home.

But living by himself he knew it would be tough to find a spacious home in London which he could afford. That's when he came across shared ownership.

"The money I had saved was just sitting in the bank but it wasn't enough to buy outright so I started looking into shared ownership. It's a great way to get onto the property ladder – there's no way I could have bought in London otherwise."

As an IT professional working in the City, good transport links to work were vital for Erwin. He also wanted somewhere where he could relax and unwind at the end of the day. Kidbrooke Village ticked all of these boxes, with direct trains to central London and 136 acres of parkland, as well as a burgeoning village centre with everyday amenities including a supermarket, doctor's surgery and café. A new Young's pub is also due to open within the village, providing residents with alternative dining options.

"My apartment is close to the train station so I have a good commute into the City, but at the same time the area is peaceful and quiet. The apartment buildings next to me only have six floors so I have great views over the shared garden and the surrounding green space. It's really relaxing after a long day in the office."

"The added advantage of being south of the river is if I want to drive to Bluewater shopping centre, I no longer have to go through the Blackwall Tunnel or across Tower Bridge which saves me a lot of time. It's easy to access the main road links from Kidbrooke Village; also Greenwich and Lewisham are nearby for shopping too."

After reserving an apartment at the end of 2016, Erwin moved into his new home in February: "I've got used to the extra space very quickly. I do a lot of my own cooking and baking so I love that the kitchen is open plan. The residents' swimming pool and gym are really high-quality too!"
