<p>It’s official: London is one of the <a href="https://propertyindustryeye.com/soaring-rents-help-make-london-eighth-most-expensive-global-city/" target="_blank" rel="noreferrer noopener">most expensive cities in the world</a> to live in. According to the HM Land Registry, in May 2024, <a href="https://www.gov.uk/government/news/uk-house-price-index-for-may-2024" target="_blank" rel="noreferrer noopener">the average house price in London was £523,000</a> – 11.5 times higher than the <a href="https://www.thetimes.com/money-mentor/income-budgeting/average-salary-london-uk" target="_blank" rel="noreferrer noopener">average London salary of £44,370</a>, based on the latest available data from the ONS. <p>proportion to the share you own. If you reach 100% of the shares, you’ll own your home outright and won’t pay any more rent.</p>

<h2 class="wp-block-heading">Culturally, we have a strong affinity for homeownership.</h2>



<p>Purchasing a home is seen as a natural ‘life milestone’ akin to marriage or starting a family. Worryingly, shocks to the property market and the economy in recent years have made it harder for future first time buyers to get onto the property ladder. In fact, new data reveals that first time buyers made up the lowest proportion of mortgage searches this year, equating to just 16% of all buyers seeking a mortgage.</p>



<p>But the tide is turning. Help is out there for struggling first time buyers who want to own their own home, but aren’t sure whether they can afford it. With more than a quarter of a million shared ownership homes already built in England,1 this scheme is a vital solution to the crisis of affordability that would-be homeowners are facing.</p>



<p>Shared ownership allows buyers to purchase a percentage share of a new home, typically between 25%-75%, but sometimes as low as 10%. They would typically secure a mortgage on the part that they own, while paying a below-market-rate rent on the remaining percentage. This means that lower-income buyers who might struggle to borrow enough to secure an adequate mortgage can purchase a home that previously would have been out of reach.</p>



<p>In fact, new research reveals that the average household income for a shared ownership buyer is £32,2002 &#8211; just below the average UK salary of £35,880.3 Shared ownership was created to help average earners at a time when salaries just cannot keep up with house prices.</p>



<p>For renters, low earners, and anyone struggling to save, buying a home with shared ownership doesn’t require a huge deposit. In fact, using shared ownership can also cut down the size of your deposit, as it only requires buyers to put down a deposit as low 5% of the share that they are buying.</p>



<p>This means that for a property worth £300,000, in order to purchase a 25% share (worth £75,000) a buyer would only need to put down a 5% deposit of just £3,750. This figure is magnitudes smaller compared to purchasing a home outright.</p>



<p>There is a misconception that shared ownership is a scheme for Londoners and people living in cities. However, this could not be further from the truth. People everywhere struggle to afford their own home, and the spread of shared ownership homes reflects this growing need – in fact, 77% of all new shared ownership homes are built outside of London.4 Furthermore, data from Homes England indicates that nearly three quarters of these shared ownership homes are houses or bungalows – though of course there are plenty of apartments available too.</p>

<p>In honour of this year’s Shared Ownership Week, we revisited some of our happy homeowners to see what life has been like since the keys were handed over and the packing boxes were put away.</p>



<p>Nearly four years since they moved in, we caught up with Peabody New Homes’ residents Josephine, who purchased at Motion in East London, and Mary, who lives south of the river at Thamesmead…</p>



<h2 class="wp-block-heading">Why did you decide to buy somewhere rather than rent?</h2>



<p>Josephine: “If I were to rent a one bed in this area I would be paying almost double what I am now, so for me it was a no brainer.”</p>



<p>Mary: “Originally, I was looking to rent, with a view to buying at some point after that. Friends of mine had purchased through the Help to Buy scheme but I knew it would be unlikely for me to save the level of deposit required. I was really surprised when I discovered that I could afford to buy my own home with a deposit of just £10,000.”</p>



<h2 class="wp-block-heading">How has becoming a homeowner been?</h2>



<p>Mary: “Life has changed for me, I am more independent, more mature. I am more appreciative of life and being a homeowner has made me more financially disciplined.”</p>



<p>Josephine: “The new responsibility felt dauting at first but I adjusted to the changes really quickly and much prefer it. Knowing I have money going aside into an investment rather than renting and paying off someone else’s mortgage is a huge relief. It offers more security, as no one can ask me to move out and I don’t have the stress of trying to find new flatmates. Shared Ownership has enabled me to do this alone, something I feel really proud of!”</p>



<h2 class="wp-block-heading">What is it like living on your own?</h2>



<p>Josephine: “I have freedom now, I can have guests round whenever I like, I never have to check if the kitchen will be free and I now get to see my parents on a monthly basis as they have room to stay with me!” I absolutely love living alone, I talk all day for a living, so it’s nice to come home to the peace and quiet, be able to chill and know there is no mess, it’s the same as it was when I left for work in the morning – it gives me a chance to decompress.”</p>



<p>Mary: “When I started my search, I was planning to live with my sister but ended up buying on my own, surprisingly, a 2-bedroom apartment was achievable for me and has given me more space, an additional bedroom and freedom.”</p>



<h2 class="wp-block-heading">Is there a nice feel to the development you live at?</h2>



<p>Mary: “We have a neighbours’ WhatsApp group which is helpful and everyone is friendly. I get on really well with my neighbours, who I now consider friends; we go for dog walks, have dinner and drinks together, it’s really sociable here.”</p>



<p>Josephine: “The communal garden is a great space and it’s so nice to see and hear children playing outside. If I am not on my balcony, I tend to spend the majority of my time on the roof terrace. It’s massive, we have drinks up there and even hosted a Jubilee rooftop party. In fact, I forged a friendship with one of my neighbours through our shared love of the roof terrace! Everyone here is really friendly.”</p>



<h2 class="wp-block-heading">Has anything changed since you’ve moved in?</h2>



<p>Josephine: “Peabody maintain the development really well. The concierge is fantastic, the whole place is super clean and tidy and is cleaned on a weekly basis. I literally have no complaints!”</p>



<p>Mary: “The Reach looks pretty much the same as when I moved in, it’s well maintained and any problems I’ve had have been resolved quickly.”</p>



<h2 class="wp-block-heading">Would you recommend Shared Ownership?</h2>



<p>Mary: “If you are interested in buying and you are a First Time Buyer, or looking to do this alone with a low deposit, then Shared Ownership is a fantastic opportunity to step onto the property ladder. You don’t need a huge amount of money, it’s a stepping stone you can achieve on your own, you can grow your equity and have a place to call home for a long period of time. There is a lack of understanding around it, a lack of education; Shared Ownership offers great potential and I think more people should know about it!”</p>



<p>Josephine: “Shared Ownership needs more exposure, it needs to be explained more. I didn’t meet the affordability criteria and I thought that was it – game over. However, Peabody New Homes were able to help as I had a bigger deposit than required which made it achievable. So it works for both those with a low deposit and those who have a little more funds available.”</p>



<h2 class="wp-block-heading">How have you personalised your space?</h2>



<p>Mary: “Pops of colour are key! I have plants everywhere (too many perhaps), I even bought a bright sofa to match the kitchen units. Buying a 2-bedroom apartment was a good idea as I work solely from home and can maintain a separation from work life and home life as I have a dedicated space for my business.”</p>



<p>Josephine: “I did most things straight away, I added colour and plants. Personally, I like to keep my spaces fairly clutter free.”</p>



<h2 class="wp-block-heading">What makes you smile when you think about your homeownership journey?</h2>



<p>Mary: “The fact it is mine, just the way I like it. It’s set up how I like it and is a representation of me. On nights out I can’t wait to come home, to my own space and peace!”</p>



<p>Josephine: “I am proud of my home, it’s mine and I worked hard and saved for it. It feels like an achievement when I walk inside everyday knowing I made this happen!”</p>

<p><strong>How to check if you’re eligible for Shared Ownership</strong></p>



<p>Firstly, in order to be considered eligible for the Shared Ownership scheme, you’ll need to have a household income of £80,000 a year or less (£90,000 or less per year in London) and not be able to afford the full deposit and mortgage repayments for a home that meets your needs.</p>

<p><strong>How to know if you can afford a Shared Ownership property</strong></p>



<p>In order to qualify for a property through the scheme, you’ll need to undertake an affordability assessment. This is carried out by the independent financial advisor and approved by the Homes and Communities Agency (HCA), to guide you on the right share level to purchase based on your current earnings and income.</p>



<p>You’ll also need to provide a deposit, usually between 5% and 10% of the share in the home that you are buying. Other costs include conveyancing, legal fees, Stamp Duty (when applicable), moving costs, and potentially mortgage broker fees.</p>



<p><strong>The Shared Ownership application process</strong></p>



<p>Once you have found a Shared Ownership property or development that you’re interested in, you should reach out to the developer to start the application process.</p>

<p><strong>Getting a mortgage for Shared Ownership</strong></p>



<p>Unless you’re a cash buyer, you’ll need to take out a mortgage to pay for the shares in the home that you are buying, minus your deposit.</p>



<p>As you’re only purchasing part of the property, this type of mortgage is different to standard mortgages. But just like any mortgage, you’ll need to be able to show that you can afford the monthly repayments and you will need to have a good credit history.</p>

<p><strong>The Shared Ownership conveyancing process</strong></p>



<p>Alongside getting a mortgage, the legal work involved in buying a home needs to be done. You’ll need a conveyancing solicitor to do this on your behalf.</p>



<p>With Shared Ownership, this involves the legal side of transferring ownership of the home and includes checks being run on both the property purchase and the lease for the portion of the property that you are renting.</p>



<p>Once contracts have been exchanged you can look forward to a completion day being agreed – the day when the mortgage lender sends the funds across, and you get the keys to your new home!</p>

<p><strong>How long does the Shared Ownership process take?</strong></p>



<p>The length of time it takes to buy a Shared Ownership property can vary, however, it’s common for the whole process, from acceptance of your application for a property to getting the keys, to take somewhere around one to two months (if the property is ready).</p>



<p>If there’s still building work that needs to be finished on a new-build property, the timeline can be longer, but the developer should be able to advise you on this before you start the Shared Ownership buying process.</p>

<p>NHG Homes – part of Notting Hill Genesis, one of the UK’s leading housing associations – is helping first-time buyers get on the property ladder in London in a more accessible way, offering Shared Ownership homes in locations across the capital.</p>



<p>With over 40 years’ experience in building and managing high quality homes and vibrant, sustainable communities, NHG Homes supports residents all the way through the buying process and beyond.</p>



<p>In recent research conducted by NHG Homes – in partnership with Opinium – four in five London renters said they were optimistic about getting on the property ladder over the coming years. It’s evident Londoners are still eager to put down roots in the city, as 90% of respondents indicated that they want to buy a home in the capital.</p>



<p>However, for many, the deposit needed for a quality home is out of reach, as the average amount held is £22,963 – lower than what would be required to buy on the open market in London.</p>



<p>This challenge is even more prevalent for those looking to buy on their own. Of those surveyed, under a half said they were hoping to purchase solo in the coming years, while a third of those planning to buy with another person said it was because they couldn’t afford to buy alone.</p>



<p>The Shared Ownership scheme – where buyers part own and part rent a home – gives Londoners the opportunity to put down roots in popular, sought after locations with lower deposits than are required on the open market</p>



<p>Srekanth (27), who bought a two-bedroom apartment on his own at NHG Homes’ Lampton Parkside development in 2023, described the scheme as a “blessing”, saying that “without it, I wouldn’t have my own home right now.” Srekanth was looking for a space to make his own, where he could host family and friends close to green outdoor space and in a convenient location: Shared Ownership at Lampton Parkside was the solution.</p>



<p>At the west London development, estimated monthly costs for a one-bedroom apartment are £1,174 based on purchasing a 25% share, with a 10% deposit of only £8,313. By comparison, purchasing the same property on the open market in the area would require a 10% deposit amount of £33,250.</p>



<p>With rents in the capital rising at record pace, the costs associated with Shared Ownership are often cheaper than renting in some postcodes. At The Perfume Factory in North Acton, estimated monthly costs for a one-bedroom home are £1,397 including rent, service charge and mortgage payments, while average rent for a similar property in the area is £1,650 per month.</p>



<p>Austin Winton who purchased a 25% share of a two-bedroom flat at The Perfume Factory, commented: “When I was in Clapham, I was stuck in the trap of paying sky high rents every month and not being able to put any money aside to buy.” Austin moved back into his family home in west London to help save money, before discovering The Perfume Factory.</p>



<p>“Shared Ownership helped me get my foot on the property ladder. After speaking to my dad he agreed it was a wise investment decision and gifted me the amount needed for a deposit, allowing me to make that first step and become a home owner.”</p>
